Questions companies ask before booking

What does accommodation cost per person and night?
The first person in a room costs 35.00 € net per night, each additional person in the same room 30.00 € net. A three-bed room with three people therefore costs 95.00 € net per night. German VAT of 7 % is added. There are no surcharges for weekends, trade fairs or public holidays.
Can we pay by invoice as a company?
Yes. You receive an invoice made out to your company with VAT shown separately and a payment term. We add a cost centre or purchase order number if you give us one. No credit card and no advance payment is required for company allocations.
How many staff can stay at the same time?
The house has 22 rooms with 26 beds, of which 20 rooms with 26 beds are currently in use. Part of the house is let on long-term contracts, so the whole building is never available at once. We tell you the exact number for your period when you enquire.
Is there a minimum stay?
Yes, 3 nights. Shorter stays are hard to fit into daily operations. For a standing allocation over several months this is negotiable.
Are there special rates for long stays?
Yes. From 4 weeks a discount of up to 25 % is possible, depending on duration, number of people and occupancy. From 28 nights we stop charging a daily rate altogether and make a written offer with a monthly price.
Can we replace staff during the booked period?
Yes – that is the point of an allocation: you book rooms, not people. If somebody goes home and a colleague takes over, we change the name. No new booking and no second invoice. For staff without German citizenship a registration form is completed for the new person.
What happens if the site schedule shifts?
Delays are normal in project work. Changes to the period and the number of people are agreed by phone as long as the rooms have not been let to someone else. Any deadlines for a larger allocation are written into the offer in advance – there is no hidden cancellation scale.
Do our staff have to fill in a registration form?
Only staff without German citizenship. For German citizens the special registration duty was abolished on 1 January 2025. Foreign guests sign the registration form by hand on the day of arrival and present a passport or equivalent document. We keep the form for one year after departure and destroy it afterwards, as the law requires.
Is VAT shown on the invoice?
Yes, at the reduced German rate of 7 % for accommodation. For clients based outside Germany the VAT treatment is checked individually before the first invoice is issued – please raise it with us in advance.
Is there breakfast or catering?
No. This is self-catering accommodation for workers, not a hotel and not a guest house. There is a shared kitchen with hob, oven, microwave, fridge and coffee machine. Supermarkets and snack bars are within walking distance.
Are bed linen and cleaning included?
Yes. Bed linen and towels are provided and the final cleaning is included. There is no separate cleaning fee. The washing machine in the house can be used for a fee.
Can we park vans and trailers?
Yes, there is parking at the house, vans included. For trailers or particularly large vehicles please tell us in advance so the space can be reserved. Tools can be kept in the room.
How do our people get in at night?
Check-in is possible 12:00–24:00. Anyone arriving after 20:00 takes the key from the key box at the entrance; we send the code in advance. Nobody has to wait at a reception desk.
How far is it to the industrial areas?
By car it is about five minutes to the industrial areas in the north of Duisburg, around fifteen minutes to the port and Logport, and about thirty minutes to Messe Essen and Düsseldorf Airport. These are guide values that depend on traffic.
Do you speak English?
Yes. You can write or call in English, and we also deal with guests in Polish, Romanian, Turkish and Russian. Contracts and invoices are issued in German; we explain anything that is unclear.
